As you may be aware, new Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020 came into force on 1 June 2020. The regulations will apply to all new tenancies from 1 July 2020 and existing tenancies from 1 April 2021. Local authorities will have a duty to take action if landlords don’t comply with the requirements, and will be able to issue fines if necessary.
Landlords are already required to make sure that the wiring and appliances in their properties are safe, but from next month it will be a legal requirement for private landlords to have their electrical installations inspected every five years and provide safety certificates (EICRs) to tenants and their local authority.
Following further investigation of the legislation (which in places is ambiguous regarding periodic tenancies) we have taken advice from our regulatory bodies who confirm all new tenancies starting from 1st June should have a valid EICR in place, and this includes periodic tenancies which started prior to this date
